welp, i'm probably going to make an offer on one of these 2 tomorrow or thursday.

both are 2100-ish sq ft colonials

i've seen the yellow one already.
it's almost done being built... which means i probably get to pick my colors for carpeting and counter tops and appliance allowances and such.

upstairs is dope. 4 bedrooms, all "Real size" not that stupid 8x8 3rd bedroom crap you usually find.
master suite is bad ass and is outright huge. i don't know the official dimensions, but its the entire area over the garage, plus about half way to the front door... so its basically the whole upper left side of the house and over the garage.

full master bath suite with stand up shower, separate jacuzzi tub, dual sinks, shitter, his and her closets.

2nd bedroom is equally bad ass on the other side of the house, pretty big, tray ceilings, walk in closet.
full bath upstairs hall, dual sinks, regular tub/shower combo, shitter, linen closet, etc...
there's a 3rd bedroom in the front that will be my office, and a 4th bedroom that i have no idea what to do with, but i'm sure i'll do something with it.... guest bedroom/ or some shit.

main level is kinda weird... there's really no living room or dining room.... 2 kinda tiny rooms in the front of the house. the stairs come down the middle and break it in half. its rather strange, but E and i talked about what we can do with it, and i think it will work out ok.... because the basement is finish-able, and will support a nice family room for the tv/entertaining and has a full slider walk out.
it also sits on 1.8 acres of land. we're not sure where to put the frige, or wtf they have in mind for the breakfast bar. i'm awaiting to see some official plans, and i won't make an offer without seeing them or the choices, etc, as i have no idea what they have in mind for the kitchen. its just sheetrock at this point.

the drawbacks are a stupid long crushed stone "driveway" (literally, its 1/5th of a mile long), rear lot so i have a 'front' neighbor... but its fenced, and its in kinda-walking distance to my parents house :ph34r: but thats not that big of a deal...

Remarks: new construction on rear lot, over 1 acre with privacy abounding, walk out basement lends itself well to finished rec room above grade.

the tan one, i'm going to look at tomorrow at high noon.

less land at .55 acres, and not in as good an area as the yellow one, but good enough IMO. it's also closer to the g/f :ph34r:

Remarks: Like new 3 bedroom 2 1/2 bath colonial with a very open floor plan great for entertaining.Formal Living and Dinning room and a Great room from front to back w/a wood fireplace. Fenced in yard and good size deck. Game room with full bar in LL. owner/agent

both have central air, thermal windows, oil warm air heat, 2 bay garage, 2 1/2 baths


tan one is 15 grand cheaper, but really, it makes no difference to me at this price point... 15 grand is negotiating money, really.

i'll know more about the tan one tomorrow after i visit it.


but i think its going to be a toss up between these 2.

RObyne and I looked at the yellow one. Its been on the market since late last year. The front yard sucks, the lot sucks (most of that 1.8 is wetlands and its technically a side yard - not really a backyard). The layout is really weird as well. Not to mention, its a shared driveway (if I remember correctly) and is almost like an alleyway behind all the houses on Ashley Road W. Something is obscure if it hasn't sold at the price its listed at - I correlate that to the weirdness of which the house is all around.

As for the second one - I'd shoot the contractor: why can't you center the front door and the windows to the house so it looks uniform or add some abuntments to break up the flatness.

There's just no "oomph" to it at all. If you're going to spend that type of loot, at least get something with some architectural benefits to it...
 
hrm... the listing says it came on the market a couple weeks ago.... maybe its a re-list? i dunno. if it was around when you and rob were looking, i dunno WTF they are waiting on to finish it... hell, that was almost a year ago that you got your house, no? and there's still nothing in it. yeah, a lot of the land is marshy, but the side yard is plenty big for me to mow and maintain, and still have enough room to have bbq's and such.
i REALLY like the master suite. a lot. it's what has me sold on the house more than anything else.

we'll see what it looks like tomorrow in person.



i'm running out of time. i need to get an offer in this week or early next so i can close before sept 1st. after that, i have to pay storage fees for my buyer on the condo (as we agreed on this with her waiting on me to find a house)
 
I like the second one. The kitchen had me at hello. :) Although, it's not big enough for my tastes (the kitchen that is), but it's the only picture of the inside I got to see. The yellow one is 'eh' to me. But, overall, it is your decision. :)

lol its not brick... and after doing a driveby tonight, its out of the question. shitty lot, huge hill, no yard, and like 4 dogs barking = house prob smeels like piss.

i think i'm in on the yellow house. the pics don't do it justice.
 
I know how that goes. Artie has those days where he gets steamed. Just as long as you don't go office space on us... we're good. ;)

is it just you in that house?...if so...why the hell you want a house that big?
 
E will be renting the 2nd bedroom from me.
and if things keep going well, i'm sure the g/f will be moving in eventually....


its kinda big, yeah, but i really don't want a small house. my condo is 1150 sq ft, and i'm out of room. everything is too small... there's no room to entertain, i need more closet space and more sotrage apace...
i still have half a shed at my parents house full of my random crap like my mtn bike, my camping gear, etc etc
 
well alright...i can see it then...i like the yellow one better...ever since Bob pointed out the front door on that second one...i just cant get past that...lol...anyways...good luck with whatever you choose
 
i will most likely be having two... one for family
and a ripper for friends :)
