That's a pretty good price for what you're getting. A couple years ago, you could get into a house like that for 150-180k here. Damn californians moving up here and driving the prices up.

the lot isn't huge... .3-.5 is average i'd say. my parents house is .27, and its really not that big.

i think the thign i like most about the house, is that it apepars to be set back from the street. i've always liked the "big" front yard look.
2-car garage is a must for me. frankly, i really want a 3 (2 for cars, 1 for tools/lift :p ) later down the road, i can always expand that garage and add a workshop off the back or something if i want to.

the kicker for me is the HUGE family room adittion. thats a huge room. and with walk-out to the patio-- can you say perfect entertainment house?

a 30-yr at like 6% is going to be about 1400/month if i put 5k down. my old man already told me he'd throw me some cash to help on the DP... and hes good about shit like that, so coming up with 20k for a DP won't be a problem. if i put 20k down, it comes up to like 1300/month

i don't think i can afford it though.

take home = 2300/month
sti + insurnace payments for all cars = 750/month
mortgage = 1300/month
insurance/utilities = 300/month probably.

and im already in the whole $50/month... and i haven't eaten, bought gas, or any furinture...

:(

damnit.
 
maybe i should sell the sti and buy a reliable cheaper car... like a 2.5 RS or something for 10k...
bah, i don't want to do that either.

part time job at night? doing what? waiting tables? even if i make 300 more a month doing that, its really not even worth it. i'll have no time to do anything-- nor ENJOY the house cuz all im doing is sleeping in it.

ask for a raise? kinda hard now... we're in our slow season, and the money just isn't coming in. even if i get a 5k bump, thats still only like 250 more a month take home. :(
 
Sounds like you kinda screwed yourself buying an STi. Now you're kinda locked in till it's paid for.
 
either look for a cheaper house (preferably not yellow)

or look for a better job...

the only down side to buying a house in your position now is what if jobs go to shit in your area and you need to relocate for decent or better pay...

option 3 - start tuning/swapping on the side, it'll beat waiting tables...

tuning = fairly easy work, good money, and fun :D

if jobs go to shit, i get a new job. i'm 20 min from hartford.... theres 1234123112 jobs there. i might have to take some classes to learn some new shit, but there will always be a job in doing what i do around here.


tuning... maybe. i'm still toying around with it, and i'm not ready to do it for hire yet. there's a lot to learn still. i got my buddies turbo zc running 3412312 times better than it was on the hack with turbo edit, spooling like 1000 rpms sooner and everything. but we haven't done any full throttle runs yuet-- just part throttle, under 4k stuff. frankly, thats the hard stuff anyway. Just haven't had time to finish him up. I'm tuning him for free cuz a, hes a freind, and b- he owns ajscaraudio.com :p so what goes around comes around.

swaps... ehh... no thanks. i'm down for doing them from time to time, but i'm no mechanic. that, and customers are always a pain in the ass.

The STI can always get hit by someone....in a freak accidnt...your insurance would cover it...the car gets paid off, you get what you paid for so far...and buy a small truck...and then go from there for the house's down payment.... ;)

clayton, playing for pocket change is one thing-- playing with real chips with a buy-in, and knowing that theres a lot on the line, you end up playing different.

VB... eek. i hate vb. lol. i mean, i know the basics of it, but i don't think i'd enjoy life doing it for a living.

Do yourself a favour and look into a new development. I mean brand new...like no grass yet. Look to spend around $160-$180K.

Stay at the home for 4-5 years...work & save.

After 4-5 years, pending on the condition of the CT market, turn around and sell the home for $275-300K+

This is what we did. Bought a brand new home for $255K, squatted for 6 years, and just sold the thing last month for $448K. We made hundreds of thousands of dollars in a stoopid amount of time.

Hell, as soon as our subdivision had sod layed and some minor landscaping, our house went up in value by $75K...no joke. Within one year.

Buy new. Wait. Price goes up after development has finished. Sell home. Collect profit. Put towards new home. Keep Sti :)

Just do your homework. Take into account what the CT market has to offer. Research recent trends and property values. Keep an eye on the market. And most important, be smart.

perhaps canada has different values... but there is no way im buying a new home. land alone is about 45k per 10th acre in a desired new development. its nuts.
