So I had the house shopping thread https://hondaswap.com/threads/house-shopping-ugh.528724/ and I finally closed on April 29th. We haven't moved in yet because as part of the negotiations we had to give them 45 days of "rent back". Basically let them live there, for free, for 45 days. They are moving out Saturday. :D

Here are the pictures from the original listing, this is all their shit.

From the looks of the "lawn" he could probably get by with a weed whacker lol.

Hell a 19" electric lawnmower would be perfect for that lawn. Congrats man, looks awesome. Love those kitchen countertops.

Surprisingly got it for $500 over ask. The worst part of the deal was the 45 days we had to let the previous family live in for free.

Crazy update after we bought. The family that owns the house that we share a backyard fence with posted their house on May 24th. They pulled it off the market as sold on may 26th. o_O Waiting to see the price.

The place looks really nice though! Worlds better than those $300,000, 1100 sq ft knockdowns you were looking at.

i like the idea of a reel mower for small yards like that, especially with the houses in such close proximity to each other
from the pics it looks like you could get the whole backyard done in less than 6 passes with another 3 or 4 in the front sections... that's gunna take maybe 10 minutes

they are just about silent... so you can mow when ever is convenient for you without pissing off neighbors
they are cheap
they have very low running cost... keep the gears clean and greased, sharpen/adjust the blades once in a while

Congrats and nice house.

As far as a reel mower goes the Fiskars one is really good. When I blew up my last mower the wife really wanted the reel mower so we got one with her being the one that would mow the lawn the most. Then she got pregnant so that ended and I got a gas mower. The reel mower would be great for a lawn like yours as long as you do not let the grass get too long.
 
Yeah, we're totally getting a reel mower. no way we are going to need an engine powered mower. I've used them before, they are pretty nifty. way better than the one from 1960 i used on my grandma's lawn as a kid.

yup, working on it. also trying to get the house ready to possibly host the draft this year. we'll need to find a new spot.
 
Nice place! I can't get over how close the houses are together, but I guess that's how your market is. If you picked up that house/lot, and tossed it into urban/suburban MD, it'd be an easy 600k+.

Reel mowers give such a good cut too... They actually SLICE the grass from both sides, so it feels nice on your bare feet, and you probably don't have fire ants to deal with either.

I really dig the floors.

How is the HOA? Get the front windows tinted professionally, you'll be amazed at how much nicer everything "feels" after you get it done.

HOA is $90/month. Doesn't cover nearly as much as you would expect it to.

Thanks for the tip on the window tint. It gets crazy hot in the front two bedrooms.

Last night was the first night in the new house. I'll have to post some pictures soon.
 
Check the airflow in the vents in those rooms. It looks like one bedroom is above the garage, and the vent might be heated by the garage air. A simple fix is to break open the ceiling in the garage and put a duct fan with a pressure switch in.

Good to know. That room is crazy hot. It's going to be the "media" room. Pics when finished. :D
