Have you called the city about asbestos? built in the 40s, it may be everywhere. I don't want to get mesothelioma on demo day :(

Asbestos was used into the 80s in popcorn ceiling texture and linoleum flooring. Joint compound had it into I think the 70s. He has to worry about lead paint since it was built in the 40s. The is a bout a 70% chance that there is lead paint on the walls. With the dogs and his son I would be cautious of the lead paint, but not freak out about it. I would just minimize the amount of dust, plastic the work area, and clean well afterwards.
 
Have you given a thought to Formed Concrete counter tops ?? They look awesome and have no maintenance requirements

No insulation in the walls. Plaster walls. Lead is more of a chance, just don't eat paint chips, k?

And LOL - u used to smoke a pack a day #LOLWORRIEDABOUTCANCER!
 
Floors? Why? Only thing that's coming up is the ceramic that was laid in '93
 
I've done a fair amount of remodeling, kitchen and otherwise, and I would caution you to leave money in the budget for contingencies. I've yet to come across a project that didn't run into some amount of "shit happens", no matter how well planned out it is in advance.

Keep in mind you'll likely have to reroute some combination of electrical, plumbing, or hvac when you start tearing out walls. Also the fact that opening all that up into a bigger living space may require additional lighting and electrical outlets to meet your needs. Old houses in particular offer their own set of unique challenges.
 
Steve knows his shit, he has done a lot of remodeling in his day.

Got the dumpster secured. Packing up the kitchen is in progress (we have a ton of shit!!!).

Can't wait to get going!

I've got a 15% contingency, plus more baked into my flooring estimate since I don't know if I'm going to be able to salvage the hardwood under the ceramic tile. I'll know what this looks like after the 24th.

I plan and budget for my livelihood so I'm all too familiar about the theory of unknowns lol
 
I thought you were moving the washer/dryer downstairs?
 
That was one of the original ideas, but it would've been another 5g's that I really don't feel like spending on this remodel. Going to stack them and build them into a closet which will be where the dryer is now. It'll have a door on it and will be right next to the fridge. Limited carpentry, limited electrical and plumbing. Win/win :)
 
90% done packing everything up. The dining room is completely bare:

The furnace T-Stat was there so I consolidated it with the Central Air unit in our living room.

Rosin paper down, chandelier replaced with a regular bulb light. Need to break out all my work lights pretty soon.

The wainscoting will be repurposed into a barn door which will be going where the kitchen and living room meet. The door that goes to the living room from the dining room portion will be a classic 9-light french.

Lots of good prep progress this week. Can't wait to really start the action.
 
Looking good. I predict your old floors beneath that ceramic are going to be fubar. Hope I'm wrong.
 
So after our "demo" party last week on the 24th, I had to travel for business so I haven't had much time to update this thread. Basically, the demo went as smooth as possible. I'm so thankful to all my friends and family for helping me get to where we are today. We were able to get all of the plaster/wallboard down as well as the ceramic tile. The floor in the kitchen actually had 4 layers; Ceramic tile, linoleum floor, luan, linoleum tiles, pine utility floor then the sub-floor. Needless to say, I was able to get the rest of the kitchen floor up this past weekend after my business trip.

I was also able to remove the partition between the old dining room and the kitchen as well as start the rough-in for the electrical work.

This upcoming Friday, the remaining wall will come down with the LVL installed since its somewhat load-bearing. Cabinets are being delivered next week and I'm hoping to get the electrical signed off on ASAP so I can start insulating and putting the rock up.

LVL's are installed. Door to the back Family Room gets moved to the right by 18" this weekend. W/D closet and pantry get built and the electrical rough-in all scheduled for this weekend.

Cabinets get delivered tomorrow and will be in the garage for storage for another 4 weeks or so. Really can't wait to start building this thing back up again!!!

Limited visual progress unless you wanna see a whole bunch of romex and plastic boxes. :)

Had to put in a sub-panel for the new circuits as city code demands a separate circuit for each major appliance. Lighting to be on its own as well as Dining and Kitchen outlets. I'm hoping to have this insepcted first thing next week so I can start rocking and putting the floor in while I'm between old and new job.

We ordered appliances, got a killer discount through my current employer before leaving. They have a partnership with Whirlpool so we bought the gold line; Double Oven, French Door fridge with a children's drawer and the over the range microwave/hood all in stainless. Need to pick up the matching Dishwasher as they didn't have that in stock (want one with the hidden panel function panel). Ended up saving over $1500 bucks on those three that were purchased.

Slow progress due to work and school demands but in the next two weeks I hope to have it looking like a room again.

Oh and the cabinets were delivered two weeks ago. Currently chilling in my garage.
