i don't get th3 funny...? :shrug2:

so i get woken up at 9:30 this morning, cell call from my realtor
rupco inspection was scheduled for tomorrow at 12:30, then the structural was going to be thursday at 1:30...

well, apparently the tenant is going away so the sellers realtor is getting a copy of the key and he should have it sometime today or sometime tomorrow...

i hate my realtor...

place has oil heat, which will run me about $3000 for a year, but i plan to vinyl side it with extra wall insulation... and i will be redoing the roof if rupco doesn;t do it for me...
there is also a wood/coal stove hooked up to the boiler system so that might be an additional option for heat...

the price you pay for vinyl with a foam/some type of insulation isn't worth it, the best R value on any foam inulation is like 3.1, to get higher than that you need to use liek a 1" foam.

and as far as oil is concerned, I filled on Sept 12th (bone dry new install tank), I've still got close to a 1/2 tank of oil, I'll probably get a delivery soon for half a tank, and I won't need anotehr fill till Late summer early fall. ~ $900 total for a full years worth of heat and hot water.

temp in house 63 while away and sleeping/ 66 when home.

this whole burning shit for heat is a foreign concept to me.. i thought that all those systems had been replaced with more efficiant electric heaters :X

electric is far from more efficient.... lol

and what do you think makes electricty? coal or oil power plants. either way, its burning oil or some fosil fuel.
there aren't that many nuc plants yet...
we have one, but i don't know if its on or not...

i wouldn't buy vinyl with insulation... i meant re-insulating the walls when i do the vinyl...

the gallons stated above is what the previous owner said he used during last year...
can't argue with that...
and its a 2 family, not a 1 family...
and i dunno about you guys but most people i know find 70 to be a comfortable temp...

and whats the point in only dropping it 3 degrees?

haha
some plants burn old tires, with lots of exhuast cleaning systems to make them semi enviro friendly...
