Total Seal Rings

It doesn't sound like you have put enough mileage on your engine to need new rings already. I'll bet that you are leaking at a valve seat, guide, or seal.

That's what I'm thinking. Let me know how your leakdown goes if/when you get one done.

I need to get some hydraulics so I can 3 wheel it... then reroute my windshield washer hose to squirt below the lifted wheel. That would be hilarious!
